Residential Units

The project covers an area of 9,929sqm and with 24 to 28 residential units per floor, the two towers of 53 Benitez offers a total of 366 units, 170 in tower 1 and 196 in tower 2. There are 7 residential levels and an additional 2 basement levels for parking.

There is a choice of either 2 bedroom units or 3 bedroom units but all share similar features:

The 2 bedroom units have 2 bedrooms, 2 bathrooms with a total floor space of 63sq.m whilst the 3 bedroom units have 3 bedrooms, 2 bathrooms with a total floor space of 93sq.m

A unique feature about these units is that they are accessed via floating corridors. This is where the corridors are more like bridges, allowing space between the corridors and the residential units. These are all enclosed under a roof that lets in sunlight and gives the whole building an atmosphere of being spacious. The ground beneath these bridges is dotted with greenery, little gardens within the towers. This gives each unit a sense of independence, as if not joined with other units but standing alone.

Each unit has provision for an electric stove top and window type A/C and whilst there are fitments and all the accessories needed for water, power, phone, cable and internet, Rockwell Primaries has left it to each of the individual residents to decide which service providers they will use. There is however emergency lighting available for all common areas and limited outlets in the units.

For the convenience of the residents there is a laundry cage, complete with provision for power and water drainage available on the roof deck and the 2 parking levels are naturally ventilated. For security and safety purposes there is CCTV in all the common use areas and automated fire alarms and fire protection systems in place.


Concept

The project was designed to provide affordable living for middle range earners whilst providing them with an atmosphere of spacious living, the units are therefore larger than most and the whole project has 50% of open spaces and landscaping.
